Tenant Selection Criteria

The owner reserves the right to deny any applicant with any of the following conditions:
• If the information reported in the application has been falsified or misrepresented in any way.
• If the information reported in the application is not verifiable in a timely manner.
• If the prospective Tenant has prior evictions and/or lease infractions.
• If the prospective Tenant has an outstanding balance due to a previous and/or current
landlord.
• If the prospective Tenant has a negative review from current and/or previous landlord.
• If the prospective Tenant has a credit score of 650 or below.
• If the prospective Tenant does not have verifiable income to cover at least 3 times the
monthly rent.
• If Tenant’s source of income has not been established for at least six months.
• If the prospective Tenant has a criminal history of any kind.
• The total number of occupants cannot be more than 5 people total and in addition there
cannot be more than 2 unrelated people occupying the property.
• If approved, tenant(s) should maintain renter’s insurance with at least $100k liability and list Landlord as an Additional Insured. No trampolines allowed.
