Tenant Selection Criteria

Applicants must have a verifiable gross monthly income of at least three times the rent. Co applicants and roommates may combine incomes. Rental history must include contact information for the past two landlords, and a written Notice to Vacate must be provided to the current landlord before the application is processed. Rental history must be verifiable and free of evictions, judgments, unpaid rent, property damage, or breached leases.

Proof of income is required. Please ensure that all required documents are uploaded in full PDF format only. If you are a W2 employee, We will need:

Two months of consecutive pay stubs

Three months of the most recent bank statements where income is deposited

All pages included (even blank pages)

Uploaded as full PDFs — no photos or screenshots, no exceptions

Incomplete uploads or documents submitted as photos/screenshots may result in delays in the review process, no background checks will be processed
New hires must provide an offer letter on company letterhead stating the hire date, gross monthly income, and contact details for Human Resources or a direct supervisor. This must be accompanied with at least 1 deposited paystub to be considered.
Self-employed applicants MUST submit two years of tax returns or 1099s, along with six months of bank statements, no exceptions. Proof of available security deposit funds will also be requested. Additional financial documents will/could be required by applicants to show proof of funds and/or a paper trail for any deposits that are necessary. Outside of deposit, applicant will have to have one month of funds in their account.

A credit report will be reviewed during the application process. A minimum credit score of 600 is required. Applications may be denied due to collections, charge-offs, delinquencies, or bankruptcies discharged within the past two years. Applicants with convictions related to drugs, violent crimes, property crimes, or any felony will not be approved. Renter’s insurance is required prior to move-in and must list the landlord as Additional Insured.

Applicants must notify Management within 60 days of move‑in if they plan to have a pet on the premises.

Tenants who require an animal as a reasonable accommodation for a disability (commonly called an emotional support animal or assistance animal) must submit a written request along with appropriate documentation.

Please note that under the Fair Housing Act and Texas law, an assistance animal is not treated as a “pet.” No extra pet deposit or pet‑fee may be charged solely because of an assistance animal.
However, the tenant remains responsible for any damage caused by the animal, whether pet or assistance animal.

Management reserves the right to deny or seek removal of a pet or assistance animal if the animal poses a direct threat to the health or safety of others, or would cause substantial physical damage to the property, or if allowing the animal would impose an undue financial or administrative burden.
Pets will be considered on a case-by-case basis, with a maximum of two pets and weight not exceeding 50 lbs. Pet photos must be submitted for approval, and a one-time, non-refundable $500 pet deposit is required. Smoking is not permitted under any circumstances.
